SetSchedule is a SAAS Company that offers an all-in-one platform for real estate professionals, and tech-based concierge services to buyers, sellers, and renters. It connects agents with a network of professionals, offers a platform to connect with potential customers called the Referral Radar, and offers client relationship management. SetSchedule also offers various business management tools to help agents grow their business and stay connected with people in their area.

A great benefit of SetSchedule is that Professionals can sign up for free and get to know the platform and its offerings before buying individual leads or a membership package. After creating your account, you can browse the Referral Radar, Research Center, Deals & Events, and more. 

The Referral Radar

Licensed Real Estate professionals have access to the Referral Radar. Every area is unique, but based on your location you can view available data collected from affiliated sources, like homes.com, or Facebook. They have about 15 different affiliate lead generation companies they host on the platform. All Leads are internet-based, meaning they are collected directly by the affiliate, based on information provided by the user. These leads vary in interest, need, location, timeline, etc... and are generally at the beginning phases of relationships and real estate search, but that is not always the case. Leads on the site, are also categorized to help find smart matches, leads that would be the most interesting to the user. They also have targeted records which are data-based leads meant for traditional mailer marketing and canvassing. These are leads determined as being "highly likely to sell or move in the next 36 months" based on Big Data. 

The Research Center 

Browsing the Research Center, you'll find the ability to search for people and properties. Valuable information on home buyers, sellers, renters, investors, and properties are available, as well as estimated property values, client and neighborhood details, and local market history. With a free account, users can utilize People Search up to three times and Property Search two times. By upgrading to a premium membership, users will receive unlimited searches per month. 

More Services

SetSchedule comes with a bundle of other business management services. These services aim to help real estate agents scale their business through more efficient and effective means by using the latest technology available. Business management tools offered by the platform include:

  • Client relationship management (CRM), which helps facilitate the sales process

  • Open House Manager, which allows agents to conduct virtual open houses

  • Team Accounts, which helps several agents or local professionals to communicate and collaborate from a shared area

  • Referral Radar, the lead platform aggregator

  • SetHello direct video and conferencing with an interested party

Some of the drawbacks previous SetSchedule users have complained about include:

Referral Fee

In addition to the upfront cost, SetSchedule takes a 20% referral fee when a contract is closed. A few users have left criticisms on the referral fee as they feel the upfront cost for a membership or deal package should suffice. However, it may be pertinent to include that many types of lead generation do come via a referral fee basis, and that 20% is below the current market rate. 

Membership Expense

SetSchedule offers a few different pricing methods. Users can initially sign up for free but the Referral Radar will require payment for acquisition of leads. Users are able to pay individually for each lead or targeted record for relatively low prices. For more avid users a monthly Pro subscription provides a discount on purchases. Users can also buy leads through packages and bulk promotions, or for the greatest savings, they have an annual subscription membership. The membership and in-app seasonal deals come with bulk leads, targeted records, and extra perks. Some of the current deals being offered include:

  • All-Access Pro Subscription for $19.95 per month

  • Bulk Data Deal with 500 records for $125

  • Fasttrack Package for $99.50 with 14 leads 

  • Fasttrack Package for $395.50 with 70 leads 

The SetSchedule website is not totally clear on the full costs of Premium Memberships. Several users complain of having paid well over $2000 for a premium membership or subscription without seeing the fruitful results they hoped for with quality leads. SetSchedule and other members of the platform who have had positive results, however, recommend spending at least a year on the platform to work the leads and get to know the other services such as CRM that can help with all aspects of the real estate business. 

Leads

SetSchedule does not guarantee the quality of the leads and targeted records they provide, which is where some of the online complaints stem. The aggregated system provides information for people interested in speaking with an agent, but internet-based leads are not always easy or quick sales, and it leaves some users disappointed, especially after paying for a premium membership. Many users however have had a change of tune with the newly incorporated SetHello and SetSchedule connection which launched In January of 2021. Based on current algorithms, and activities agents are ranked and can be referred directly via a video conference to an interested consumer.  However, only highly ranked and engaged agents qualify for this program, so those that may need the help the most, are not qualifying for the service based on client feedback and lack of engagement. 

To fully take advantage of all that SetSchedule has to offer, agents need to understand the Referral Radar system:

  • The source of leads comes from partner sites, such as Facebook, RealtyTrac, or marketing groups. 

  • The longer you stay on the platform, the better the leads become. The machine learning software gets to know each agent based on their user history. Agents who spend an extended amount of time proving their reliability and receiving good reviews from home shoppers will become more likely to connect with verified buyers and sellers.

  • Agents who are more highly ranked based on their user history and account activity become directly referred to inbound clients via SetHello, the SetSchedule video conferencing system.  

  • Generally, agents will need to work leads for 4 to 6 months before reaching a successful transaction.
